Additional Notes

Complaint: I applied for a rental home through Eagle Property Management. They made me fill out a online application that asked for all adults to be listed, and a required field for the application was a Social Security number. My fiance is currently going through a immigration case to become a citizen so I was not able to fill out the application the day that I saw the property. The next day I called and explained the issue and was told to put zeros and send it in. I paid the $25 app fee and sent it in. I make well over 3 times the rent, and no bad credit/criminal history. At the time I viewed the home I was told I was the only one who applied so far. I waited the timeframe they told me (1-2 days) and called back to check on the status. I was told they were looking at other potential renters and they would let me know in 1 day what the status was. They never called back so I called AGAIN and left a message. I waited until the next day and called back and was told that the owner of the home looked at the applications and chose one and he was not sure if it was me. He said he'd call back so in the mean time I called my HR dept at my corporate office to see if anyone called to verify employement and income and I was told NO, same with my references I listed NO one had called. I tried to call and get a refund and ****** was incredibly rude to me and said "I will think about it and let you know". So I mentioned about them not doing a FULL background check and he said they just ran my credit so that's why I cant get a refund. So I asked for a copy of my credit report and he refused to do so. I think we were discrimanated against because my fiance is not a legal citizen and I feel that this company is a scam and collects money for services they do not fully complete. The $25 was not the big deal here, the rude demeanor of ****** and the discrimination is why I took the time to report this company. I lost a week of time that I could have been searching else where for a home.
Business Response
Unlike other property management companies, we do not approve applicants on a first come first serve basis. Although this applicant had been the first application in on this property, I informed her that we were expecting to receive other applications. The $25 that she paid was for the cost incurred for running her credit and criminal reports, of which she was informed.
Once all the reports were reviewed, we selected our most qualified applicant. Only after that person was chosen did we contact employers and references. I then contacted the complainant by phone to inform her of our decision. The applicant was perceptibly upset that her money was spent and she did not get the property. Because she was so upset, I do not believe she understood my explanation that the $25 was not income for our business. It is a cost incurred on behalf of every applicant. Nonetheless, I offered to reimburse her the $25 as a gesture of good faith. I was admittedly upset in my conversation due to my inability to effectively communicate with this applicant.
As a matter of course, we are unable to process the credit and criminal reports for an applicant without a social security number. The applicant informed us that her husband does not have a SSN, so she requested that we process her application alone. We can only consider co-applicants if all potential tenants are processed. Therefore, her complaint of bias towards her and her husband is unfounded.

Consumer Response
(The consumer indicated he/she DID NOT accept the response from the business.)
I was NOT told I would be refunded otherwise this complaint would not have been made. I tried to verify with ****** that I would get a $25 credit and his response was "I didn't say I would, I said I would think about it". If that is not unprofessional then I don't know what is. Secondly I accepted the fact that they used that money to run a credit report but when I asked for a copy (to use in my next application for a home) he told me I could not have it. That alone raised a red flag that my report was most likely never ran. If I paid for it and it is my credit report I am sure I am obligated to getting a copy. I was upfront with ****** about my fiance's immigration case and he still allowed me to pay $25 knowing good and well that they would deny us. My point remains this company is a fraud.

Business Response
Although the applicant is requesting a copy of her credit report, our contract with the background check company states that we are not authorized to provide a copy to the applicant nor property owners.

I would be glad to reimburse the application fee as well as put them in contact with our background check company if it helps resolve this matter.
Complaint Resolution: Company addressed the complaint issues. The consumer failed to acknowledge acceptance to BBB.
